Benefits of Seal Coating

PREVENTS OXIDATION - Asphalt pavement begins to deteriorate almost as soon as it’s placed. As the pavement is exposed to oxygen, the asphalt binder (tar) hardens. This hardening results in a brittle surface that will eventually break. The cracks enable oxygen and rainwater to penetrate the pavement, often into the sub base, weakening it and reducing pavement strength. Seal-coating protects and fills surface voids, reducing the pavement’s exposure to oxygen and water, and extending pavement life.

RESISTING ULTRAVIOLET RAYS - These rays from the sun also cause the pavement to deteriorate. They break down the links between carbon bonds in the asphalt, causing the pavement to crumble. Regularly applied seal coats prevent ultraviolet rays from penetrating the pavement.

RESISTS OIL AND GAS SPILLS - This is especially important on driveways where cars are often parked or worked on. Gasoline or oil will soften asphalt concrete. Coal tar sealers aren’t soluble in gas or oil so they prevent damage caused by leaks or spills. Asphalt sealers, which normally would be soluble in gas or water, usually include additives that enable them to resist such leaks. By filling surface voids, sealcoating also reduces the depth to which oil or gas can penetrate the pavement.

SAVES MAINTENANCE COST - Following a program of preventive maintenance with regular applications of coal tar emulsion sealer will provide the most economic maintenance of driveways, and a savings of 40-50% can be accomplished over fifteen years. The life of a sound pavement can be more than doubled. The sealer arrests aging by reducing cold weather cracking which can stretch the pavement’s life.

SEALCOAT ENHANCES PAVEMENT APPEARANCE AND EASES MAINTENANCE Seal-coating brings back the dark black color of the original pavement, making it look and wear like new. Seal-coated pavements also are easier to clean and maintain. Because sealcoats fill the surface voids, they make the surface much smoother. The smoother surface is easier to sweep, shovel, and wash.

SEAL-COAT YOUR DRIVEWAY EVERY 2 OR 3 YEARS - Seal-coating is a protective film that will wear away- over time, in some high wear areas such as wheel paths. A Good rule of thumb is to have G&M New England seal-coat your driveway every two or three years. WHAT IS SEAL-COATING? -  Seal-coating is a coal and tar emulsion (Note: sealer is not a petroleum-based product) that is applied over asphalt as a protective coating to shield the surface from rain, salt, ice, snow, and sunlight. Sealing - Apply one squeegee coat of a long lasting rubberized coating which protects the asphalt from the damaging effects of gasoline, oil, sun oxidation, and freezing water.  We recommend a coat of primer sealer on pavements that have never been sealed. A high solid content latex rubber additive used gives extra toughness, greater adhesion, faster drying and helps hold the deep black color longer.

 

KEY - We uses a sand-slurry mixture process. This provides longer wear, a safer skid resistant surface, and the velvet look.

SEALER APPLICATIONS

All asphalt will be power cleaned prior to sealing.
Mr. Pothole Man uses a heavy duty blacktop sealer that exceeds all Federal Specifications #RP-355E.

A 3-4% latex additive will be added to the mix to assure toughness, quicker drying time, and deeper color.    The mix will also contain 3 to 5 pounds of Number 60 silica sand per gallon. The sealer will be applied with a coverage rate of approximately 50 square feet per gallon per coat.

HOT CRACK FILLER

This rubberized material meets or exceeds all Federal specifications #SS-S 1401 C/ASTMD-3405.

Designated cracks or joints will be filled flush with the pavement, and not less than 1/8” below

the surface, without formation of voids or entrapped air. More than one application of crack sealer may be necessary to fill cracks to their required level. A light application of sand or silica will be spread over finished seam to provide a skid resistant surface.

When necessary, the filler will be rolled prior to the opening of traffic. The crack sealer has

Excellent low temperature resistance, remains elastic, and will not crack or pick-up during the

Hot summer heat.

OIL SPOT SEALER

This application grabs and seals oil and grease spots on asphalt surfaces to prevent bleeding into the cured film of sealer.

 

Excessive penetration of grease and oil may require the surface to first be heated with a torch and scrapped clean. Oil spot sealer would then be applied.

 

POLYPRIME – PENETRATING/REJUVENATING PRIMER

Polyprime is a multi-polymer/refined coal tar emulsion penetrating primer.   It is specifically formulated to rejuvenate oxidized pavement surfaces, allowing greatly improved  adhesion of pavement sealer. Polyprime restores the integrity of the aged pavement surfaces, allowing pavement coating to bond securely and therefore last longer.  Used as a restorative primer, Polyprime is an important part of a premium quality pavement sealing system. Polyprime should also be used on fine mix asphalt pavement surfaces, where aggregate is polished, or if there is an oily film throughout the pavement

 

POWER EDGING AND VEGETATION CONTROL

Power edging removes unsightly grass and vegetation that is overshadowing the pavement.

This process will provide a new and defined border for the sealer to be applied against. A combination of mechanical equipment and liquid weed control (Roundup) would be used to remove the vegetation.

ASPHALT REPAIRS

This work encompasses the installation of gravel, base coat, and a finish coat of asphalt. All of the new asphalt seams will be sealed with a joint sealer. Not all repairs will require excavation, gravel, and base coat.

 

Under those circumstances, emulsion will be applied to the existing asphalt and a minimum of      1-1/2” of finish coat will be installed. All of the new asphalt seams will be sealed with a hot joint sealer.

By repairing the damaged asphalt you prevent further base damage and give the sealer a stronger surface to adhere to.

STRIPING AND STENCILING

We can accommodate all your striping and stenciling needs with quality paints designed to be applied over freshly sealed pavement.

All striping and stenciling work meets current ADA Guidelines.

Some colors may require a longer curing time before they can be applied.
